    I think you should make it clear that changing electrical fixtures, including switches, requires both the landlord’s written permission and a qualified electrician. Note also that many landlords will pay the materials costs of new paint or upgraded flooring or fixtures, although the tenant may have to DIY the installation or application. It’s usually well worth the effort, especially for replacing old disgusting carpet with hard flooring, it can’t hurt to ask. Every lease or rental agreement requires the landlord’s permission before doing anything, even just installing a shelf. Don’t expect to get reimbursed, or the cost of “improvements” deducted from rent, unless you make specific prior agreement and get it writing (a simple note, text or email is fine). The landlord might not consider it an improvement, even if you do, and is under no obligation to reimburse for changes, in fact, you will likely be charged to remove any installations and restore the property to its original condition.

    Rent! Great, great video. I’ve been a renter for 10 years and have scoured the internet for tips. This is the best one. Yes, just go for it. The landlord will probably repaint everything after you’re gone anyway and it doesn’t hurt to ask!

    Hi. What can you do for the many apartment dwellers who are dealing with white or off-white walls, ugly tan carpeting throughout, bathrooms with vinyl-lined showers (like in hotels), restrictions on what you can change, small spaces and small budgets. I can’t image not putting rugs over the horrendous tan carpeting that almost every landlord uses.

    I thought this video would be for landlords decorating their rental units, you know, which appliances, materials, hardware, finishes and colors to choose, and any desirable on-trend details (e.g. some open shelving in the kitchen), taking into account cost and durability. Maybe you could make one like that? My family members own a lot of rental units and want to make them appealing, with up-to-date decor, long-lasting features, but without high expense. Many retired people, couples and others have one, two or more rental units these days, or do “Air B&B” type short-term, high turnover rentals. Thanks for considering my suggestion.

    Renter – But here in Denmark, you’ve got rights as a renter. The rule is, if you move out, get it back to what it was. If you don’t, the ownet Will hire pro’s and let you Pay. If you rent and you want to tear down a wall, or put in a new kitchen, you can get permission, as long as you hire pro’s to do it, when you move out, you Will get a refund, if i’s considered an aprovement for the place. I better add, that re ting is much more common over here, some people livets in rental appartement their whole life. A little over a year ago, we moved in to a brand New build apartment, and we love it. 😊 I thank you for your inspiring videos, so professional, and thank you, for not being one og those, who change their voices, to sound like 7-year old Girls…… 😂😂😂

    Rent! FYI: The dap can be wiped off with a damp cloth. And, in most cases, no painting needed. All that’s left after the wipe is the spackled small white nail dot.

    Rent! Our apartment has textured walls (I’ve never seen an entire place done in that), flat-pile institutional mottled brown carpet everywhere except kitchen and bath, a tiny kitchen with about 3 square feet of counter space and no room for eating in, no dining area at all actually, and a ceiling fan with lights in the living room. I am very interested in your tips that can help me overcome this!

    Great tips! I know for 1 bedroom apartment it’s better to go with bright colors to make it look bigger but I’m drawn to dark colors…and I want to paint the wall like dark navy, grey or even black! What’s your opinion? Thanks 😊

    Hi Lisa, I’m a little late to the party!! I am currently building a home and pretty soon will need to drill down on decisions. I’m normally very confident about design and have done lots of homes over the years. My problem now is the great room and how to lay it all out furniture wise and where lights should go etc. I want it to feel like a cohesive space and not chopped up. Help!

    These tips can also be useful if you bought property but not ready to spend much on making it comfortable at first. Also if you are not sure how you want to live in the space yet, or what designs you want to use. The only snag might be never getting back to decorating your home the way you really want it and getting stuck. Thats what happened with our home. After a decade here and many repairs and renovations, we are finally making an effort to decorate properly. Thanks Lisa. You are inspirational.

    I’m a rental and the complex were I’m at now they will let you print as long as you print the apartment back but I never ask they about the countertops and the lighting and the cabinetry and wire shelving but the downstairs get the wood laminate flooring and upstairs still come to the carpeting which I think they should do all living in all the apartments I guess the upstairs you have to request it and the complex I’m moving to in a few months I don’t what they will let you do there

    Rent. We get a safety inspection by the manager every few months because we live in a complex. We were not allowed to change much, especially paint. They would know it soon enough.

    When I moved out of my last apartment there were holes in the bathroom wall where an old shelf was that I had replaced. I got this 3-in-one hole repair tool (from 3M) that was a tube of "primer enhanced spackling compound" which you could squeeze out onto a hole. One end of the tube was shaped into a hard plastic putty knife to scrape off the excess when it was still wet, and the other end had a built in sander so that when the putty dried you could sand it down till it matched the paint around it (only works with white walls.) I am as skeptical as anyone, but this thing really worked miracles. I spackled about 5 holes and it looked like a professional had done them. No charges taken out of my security deposit!

    Funny, my subconscious mind misinterpreted the title here to fit my purposes – I thought this was going to be how to decorate and furnish a vacation rental that you are renting to the public (which is what I am working on.) This makes much more sense.
