My county says 200sq ft or less doesn’t need a permit. However the minimum dwelling size 600sq ft. Does this mean I can build a 200sq ft offgrid shed and use as a vacation home?

Not true in Ontario if your property backs onto conservation or ravines.

I live in CA, and this really is part of the price negotiation. They’re looking for anything to knock down your price. And if we’re remodeling, it’s to create value. @22:44 "You’re going to be a victim from someone like me who’s going to come in and knock you down on your sale price." This is the real reason to get that permit.

No permit required outside a town and city limits here in Arkansas. That doesn’t mean I don’t want a licensed plumber, electrician, or HVAC technician working on my home.

California> yes, that will be $100
    Me>for the permit?
California>for answering the question, now you owe $200

The legal shed size in my area without permit is 12×10. I made my shed 11’11x 9’11". My question is that counting the roof size? My roof is 12×16

  14. Kirk Hilles on August 3, 2021 at 9:29 pm

Well, the difficulty with California is that basically it’s its own country. When a state has their own vehicle manufacturing requirements, you know it’s bad. For the rest of us (I’m in a rural part of Northwest Georgia), how precisely do you get a permit? I mean, step by step: can you file it online? Do you have to physically be there to apply? Honestly, I’m terried to get a permit as I’m in a 1970s house and a lot the re-work has been done has been subpar. I pride myself in doing things by the book, but I fear they’d tell me that I have to redo things that aren’t my fault…

  15. Marco Guerrero on August 3, 2021 at 9:30 pm

aren’t you guy suppose to be comparing permits from Canada and California?one talks about his story but the other doesn’t say anything about what if that scenario happens in his area…

I live in AZ, did a Ac change out and had to get a permit. My contractor didn’t tell me so I called the city. I was worried about liability incase of fire. The inspector came out, said the job was done correctly and issued it. It was painless but it cost $100

Some of these permit fees are based off of a "cost to replace"…how would they know what i paid for my materials, like a furnace? Ill tell them i paid $5 for the furnace from a family member so i dont owe much for the permit, right?

Hello . I bought a 7 "x4" plastic shed at Home Depot, I assembled it and put it in the backyard of my house separated from the Libya of my property 8 "but an Impertora came and told me that I had to get permission and I hired a contractor and scammed me if I get the permit but the city said that the permit was poorly prepared. I decided to remove the shed and I gave it to a friend. Now the city tells me to cancel that permit since I have nothing. please can you tell me how to cancel a permit i live in lee county

  24. Carrie Brown on August 3, 2021 at 9:37 pm

California likes to take your money for anything and everything. You can’t hardly change a toilet paper holder without a permit. So making housing for homeless people is impossible. Hence the tents.

I am finding out the work on my home was done without a permit and also a permit for “same as same” which was not, and the work program I am dealing with is from the City! They chose the contractors! I’m going through a nightmare! Right now. My home is destroyed!

the only permit I ever got was for replacement windows… All the city inspector cared about was smoke and fire detectors since that day, screw them. Ive also refi’d 2 times since. there possibly some renovations never was questioned.

  34. Joe K on August 3, 2021 at 9:46 pm

While permits have a time and a place – the reality is that most of them are all about money grabs.

Either money grabs for the contractors in places like New York or New Jersey where it is a nightmare to do a lot of things legally as a homeowner or money grabs for the government where you have to pay for a permit and there is absolutely no inspection process involved.

The permits don’t ensure that the job will be done correctly, even if you hire a professional either. Half of the time I spent doing remodels was fixing screw ups by professionals, builders and others who had permits, inspections and still screwed the pooch.

Whenever you have actually been homeless it doesn’t really matter one bit to you if the roof over your head had a "permit" or not when it was built lol…. I am currently renovating my 1985 mobile home that I was fortunate enough to afford for 3000 dollars and I am putting 10 thousand into it and by the end of it every single thing from the floor joist up will be brand new all for under 13 thousand dollars total, coming from someone who has actually slept under a bridge the government will have to literally kill me to take me out of my home because I "didn’t have a permit" or some other ridiculous excuse.

i am looking to buy a house, and i would not buy a house in an area with permits, so your permit house is worthless to me

  41. Anai A on August 3, 2021 at 9:58 pm

How about a letter from authorities claiming "permits were not required" for a multi unit residential public housing project. Yet the drawings are stamped and initialed by a building inspector. Building permits were issued for the other locations built under the same contract. Why? Construction fraud on public contracts and a cover up after a fatal fire. Of course permits were required.

  42. Peter Bergeris on August 3, 2021 at 9:59 pm

In Philadelphia, contractors don’t get permits cause of delays n time. Since we are in covid virus, municipal bldgs are closed n forms are online. This is put on me. No thanks. Learned about a neighbor who would call L &I. I don’t need that headache or fines. So I’d rather move. Had my roof done n the contractor got the permit. If I got the permit n the job wasn’t done to code it is my responsibility to get it corrected. For cement work, you don’t need one if the foot print isn’t changed. You only need one neighbor to complain.

Jeff, I did some electrical work for my shop (needed additional branch circuits and a 50 amp outlet in garage for welder) so I installed two subpanels….and while I was at it whole house surge protectors on both 200 amp service panels, phase couplers for smart switch communication, and mini-split heat pump. While I wasn’t planning on finishing any part of the basement when I did this work my wife has decided we need room to keep the loud teenagers in. Any recommendations on how to handle the permit situation as obviously it will be evident that I did the prior work if not just because I need to use one of the subpanels for power. I’m an electrical nerd and OCD so I’m not worried about the safety of my work (and I ran ampacity questions for the subpanel with the 60 run that had the welder outlet by an electrician), but I don’t want to start the process for the basement out on the wrong foot with the inspector. All of my old work is exposed so it wouldn’t be hard to look at.

Sorry, but this has REALLY bothered me over the past couple of days and I have to get it off my chest.

The fact that a missing inspection can be used as a negotiating tactic makes me angry and I’d recommend against people doing it. Here’s why.

Lets say someone makes me an offer on my 1970s house and says they want $30k off because there isn’t a permit for this that.

    1) My initial reaction will be that the person is attempting to extort me. Basically "take my offer or the Permit Cops will be by to make your life miserable".

    2) I’m not going to buy for a second that the person really intends to take work that’s up to code, but missing a government checkmark and strip it down to studs and have it redone. BS.

    3) I’d be very worried to sell to this person because this reminds me of a slimy injury ambulance chaser looking to exploit for their own good. My assumption would be that it won’t be the last demand they make. There will be more demands for technicalities because maybe the electrician didn’t have a high enough bond or isn’t certified for this or that or something expired for a day or an outlet is an inch too high or whatever. Even once the sale is done, they’ll be the type to demand that you fix a leaky pipe because of some technicality somewhere.

    4) If I feel like I HAVE to sell to this person (because of fear or whatever), you can expect that I’ll get my revenge. You extorted me for $30k? No problem. Once the deal is done, I’m going to immediately call the Permit Cops and tell them my story and BEG them to investigate the house. I’ll give them all of the details that got shoved into my face and see if they can really be a-holes and make the new owners life miserable. I’ll do my best to make sure that it costs you AT LEAST $30k in redones and I’ll send you a nice note indicating how I’ve "helped you out" by getting the Permit Cops involved and to help ensure everything gets done.

I mean, I get we’re talking about California and probably LA and $2+ million places, but even so I think it’s a dangerous approach. What clearly works is the opposite. In both our house that sold and in my Dad’s place, we got nice letters from the potential buyers saying why the house is "perfect" and "dream house" and yada, yada. Nice works. Houses are emotional purchases on BOTH sides of the equation and deals get screwed up because of the dumbest things (like a $200 garage door opener). Don’t piss off the sellers if you want to buy that house.

Instead, my tactic for our next house (although we may die in this one and that’s okay) will be on the inspection side. THAT is reasonable. If something isn’t up to code, then it needs to be fixed. Period. No matter what, I’ll hire the most comprehensive inspector(s) I can find. I want the guy(s) who will literally test every outlet, listen for squeaks in the floor, find every drywall mistake, etc. I’ll want this information and then I’ll decide on what/how much to use as part of an offer. The seller might not like it, but they’ll certainly understand. Nobody could get pissed off when you just want to know everything about it. Using Government bureaucracy as a strategy though? Wow.
