Very helpful video. We are slowly planning a primary bathroom renovation and have finally agreed on the functionality so next will come the finishes. We are putting in a sauna which will be the first thing to choose because there is less variety of finish choices. Then the rest of the space will need to be thoughtful, so it looks like the sauna belongs and it is not a bathroom that has a sauna dropped into it. Functionality came first and we are ditching the tub because it takes up a lot of space and we never use it. We would rather have a sauna room. We probably won’t do anything for another year, so I have plenty of time to consider what we want to do. Thanks for the video.

Another thing to consider is the comparative value of similar homes in your neighborhood. If you do a super luxury upgrade to your 1950s ranch home in a typical subdivision, don’t count on getting the full value of that remodel at resale unless all your neighbors have made similar upgrades. If you really love the luxury and don’t mind eating some of the cost, as Garrett would say, that’s great for you. I’ve heard many stories of people remodeling and being disappointed that they didn’t get as much bang for the buck as they’d hoped for when they sold the house.

Functionality comes first! Well said Garrett, I totally agree!. I also agree that not all of the home hacks are great. The thought of empty Toilet rolls hidden amongst my livingroom or dining room drapes, no matter how well they hang, just feels so wrong! 😮….Excellent video as always Garrett 👍🤗🥰🇨🇦
I appreciate your thoughts on social media design influencers. My pet peeve is the designer who advises listeners to refrain from buying all the mass-produced, trendy items, but in their very next video they want us to come along on their Amazon/Target/HomeGoods/IKEA/… "Haul." 🤨

Large oriental rugs done right can save a space. Log home with peach tile floors that couldn’t be replaced, saved by a deep-colored luxurious tribal pattern rug.

That basement reminds me of the kitchen in an old rental flat I lived in. Everything was simultaneously mismatched and too matchy-matchy at the same time (quite a feat). It had creamy beige walls and creamy beige upper cabinets and appliances. It had fake wood laminate lower cabinets, with almost-matching fake wood vinyl floor, almost-matching wood laminate countertops, and tiles in an almost-matching shade of brown. They were all from different eras, from the 1980s through to the 2000s, but as long as it was mid-brown it was fair game.
As it was a rental, I couldn’t update anything. I though about doing peel-and-stick but ended up buying really colourful crockery and utensils instead – basically anything that wasn’t beige or brown. Finally moved into a place of my own and it’s got kitchen cabinets with the same style of finish. At least I can repaint them, I suppose!

After 40+ years, the old microwave gave out. The new one looked basic, but what?? it looks like it has an internet connection capability. I just want to heat my gumbo.

Speaking of function – arranging my living room is my biggest headache to marry form and function. It’s 19′ x 19′ with doors/doorways on every wall. When I try to pull things out and "float" them, it doesn’t work, either.

I have given up on my home ever being able to function for me. This video was a bit of a cheering motivational boost I needed. Maybe it’s worth trying to go back to the drawing board one more time. Thanks maybe you could do a video on how to help figure out what you need from a space? I am a designer at heart and have done so much for others helping them solve their issues. But when it comes to my space ugh round and round I go. I figure out one thing only to have 2 others that would have to be given up in order to make it work. So picking and choosing what is the most important has been very difficult. In the end every idea has pretty much ended up being it will cost a boat load of $$ take tons of work to end up with non function again. That is not worth it.
I do have a new sense of gratitude when it comes to function. After 8 months repair process after a major water leak, we finally have running water back in the house. No more bucket showers. After 9 months we finally have sub flooring in so no more vermin coming in the house. Good thing I have 5 dogs that are good rat hunters! The other types of function seem pretty petty after all we have been through up to this point. I know at some point though that the rest of the work will done. Now is the time to make any changes since so much is tore up. It sure would be nice to have this house function for me. 30 yrs and it has never really functioned well. I am grateful for our home it just would be nice if it worked better for us. Now if we are going to age in place well there are going to be more needs for functions that we should be considering. Without going over the top.

Such good advice and so practical. Especially bringing samples of your existing decor to coordinate. My kitchen had a ton of oak cabinets in fine condition but the Formica countertop was worn out. I thought I would replace with white-ish granite, but I took a drawer with me and found some green granite that looked great with the oak, and got that and loved it till I sold the house. I got a matching counter for the adjoining bathroom too – which had the same type of cabinets. Oddly, my new house already had green granite counters.
All true facts stated! I never go out looking for anything without a list reminding me of what the item is FOR, roughly what SIZE it has to be, and what it has to FIT IN with.

Garret I wrecked a perfectly good entrance mirror because I thought it was boring and wanted to make it rustic to match the table, I glued some washed out barn board pieces across it, and now I feel as if I have to keep it 😵 good video I think sometimes we may get carried away with matchy stuff without stopping to think if it makes sense 🫥

I so agree about cohesiveness. My last house was built in the 40’s, with hardwood floors, lots of crown molding, and cut glass doorknobs. So when I renovated the kitchen, I went with white cabinets because it was true to the style of the house (even though I’m not a huge white kitchen fan). It’s jarring when one room completely doesn’t go with the rest of the house.
In my newly-remodeled house, I need WiFi for my camera doorbell, my thermostat, my fandolier, and to monitor my generator. We’re in a moderate service area, which means that I need to get a booster. None of the items mentioned said that they required WiFi, but I knew about the doorbell.
FUNCTIONALITY!!! Yes thats a big one. Especially for the younger people just starting out. You explained it so well. I didnt quite understand the importance of function until i lived and moved from my first home. I learned a lot. And now 24 years later in my forever home….ahhhh so comfortable. And function equals comfort.
Yes when designing, trend is not your friend (it’s just copying). Like Art u sit and truly dig down to create it. If u suck at that, hire an artistic interior designer lol. And real wood, stone etc..fakes never age pretty.

Years ago, I rented a studio apt.
The landlord was a contractor and had used left over materials to make his attached one car garage into a studio apartment.
There were so many different patterns and materials that I gave up trying to bring any sense of cohesiveness to the apartment.
It was a great location in safe neighborhood!
Sometimes you just have to settle and tick on until something else comes along.
